How does the Deal Analyzer work?

Type the address or the catastro number. The analyzer finds the parcel and fills in its tax value, its owner and its last sale. Looking up by owner name is part of the Investor plan.

With the catastro number it also works out the property tax. Without it the tax is left out, not guessed. Closing costs, property tax and insurance follow how they work in Puerto Rico, not a flat percent.

Put in the purchase price, the ARV and the repairs. You get the projected profit with its ROI, the all-in cost, the cash invested, the break-even sale and the profit by hold period.

It works out your maximum offer from the investor rule, 70% unless you change it, after your assignment fee. With Solve for you start from the number you know and find the Offer, the ARV, the Repairs or the Fee. When the numbers don't work, it tells you what would have to change.

Add the monthly rent and the down payment. It shows the cap rate, the cash on cash, the DSCR lenders look at, the break-even occupancy and the 1% rule, and the cash flow after vacancy, management, maintenance and reserves.
