Answers about the map, auctions, Lead Lists, deals and your account.
Getting started
Pro has everything you need to research a property: the map with every parcel in Puerto Rico, each property's recorded sales and ownership history, comparable sales, foreclosure auctions, the Deal Feed, the Deal Analyzer, your Pipeline, market stats and deed search.
Investor adds Lead Lists (inherited homes ranked by how likely they are to sell), sharper satellite imagery, Doors for tracking your rentals, and higher usage limits.
The free trial is Pro for 3 days.
Yes. Open flipeopr.com in your phone's browser and log in. In Map View, allow your location when the browser asks: the map centers on where you are and your blue dot moves with you, so you can tap the house in front of you and open everything about it.
Your account works on one device at a time. Logging in on your phone signs you out on your computer, and the other way around.
Map and properties
In Map View, type an address or a catastro number in the search box, or zoom in and tap any lot. The lot is highlighted and its window opens.
- Photo, Aerial and Street View of the property.
- Its recorded history: sales, mortgages and ownership changes.
- Comparable sales: the same block first, then the same development, from the last 6 months and, if there are not enough, the last 12.
- A value estimate, only when there are enough nearby sales for it to be reliable. Otherwise you see the sales without an estimate.
- The tax value and the owners on record.
Opening a property counts toward your usage limit. Opening it again within 7 days is free.
Open the property on the map and click Save to Pipeline. It shows up in Pipeline, under Wholesaling in the sidebar, where you can track it. Click Remove from Pipeline to take it off.
Foreclosure auctions
When a lender forecloses, the court orders the property sold at a public auction and a notice is published with up to three dates. If nobody buys it at the 1ra subasta, it goes to the 2da and then the 3ra, each with a lower minimum bid.
- Upcoming: the court ordered the sale, but the notice is not published yet.
- New: added in the last 24 hours.
- 1ra, 2da and 3ra Subasta: the next round for each auction.
- Past: auctions that sold, were stopped or passed.
Each auction shows a photo of the property when we can place it, where it is, and the dates and minimum bid of each round.
- Sold on 2da (or 1ra, 3ra): the court record shows it sold at that round.
- Sold, recorded on a date: it sold, but the court record does not say at which round.
- Stopped: the court stopped the auction, for example because the owner filed for bankruptcy, an appeal, mediation or loss mitigation. The reason shows on the auction.
- Auction passed: every round date went by with no sale on record.
These leave the round tabs and move to Past, so you never drive to an auction that is already over.
Lead Lists
Lead Lists are homes where the owner has passed away and the heirs own it now, and homes the government inspected for damage after a disaster. Heirs often sell, especially soon after they inherit. Lead Lists are part of the Investor plan.
Each lead says where it comes from:
- Estate in foreclosure: a lender is foreclosing on the late owner's estate. The heirs still own it.
- Heirs just filed: the heirs handed in their inheritance paperwork, not recorded yet.
- Inherited: the inheritance is recorded and the heirs still own it.
- Damaged home: the government inspected it for damage after a hurricane, the 2020 earthquakes or a flood. It has not sold since.
- Owner deceased (Likely): as of 2022, the tax roll listed the late owner's estate as the owner.
The list is ranked by how likely each home is to sell, based on what actually sold in past years.
- Houses only: hides condos and apartments.
- Owners now: everyone who owns the home today, after every inheritance.
- Rough / Fine: mark what you see in the photo. Rough moves the lead to the top of your list, Fine takes it off. Only you see your marks.
Deals
Choose a flip, a wholesale or a rental, look up the property and fill in the price, the repairs and your costs. It works out your all-in cost and break-even, the assignment fee on a wholesale, and the cap rate and cash on cash on a rental.
Click Save deal to keep it. Share makes a link you can send to a buyer, and Private link copies one that only opens with your login.
Homes for sale across Puerto Rico in one feed. Each one has a deal score: the higher it is, the better the deal looks on paper. Always check the comparable sales before you make an offer.
Account and billing
Enter your card and get full Pro access for 3 days. You are not charged during the trial. After it ends, your card is charged for Pro every month unless you cancel before then, from Settings, Billing.
Go to Settings, Billing. From there you can switch between Pro and Investor, move to annual billing, update your card or cancel. When you cancel, your plan stays active until the end of the period you already paid for.
To keep the data from being copied in bulk, each plan can open a set number of properties every 5 hours and every 7 days. Investor gets more than Pro. Opening a property again within 7 days, searching and going back do not count. Deeds and documents have their own limit, counted the same way, and on Investor so do leads and cash buyers.
If you reach a limit, the screen tells you and says what time you can open more, and a short note lets you know when you are close. You can see your usage any time in Settings, Billing, under Your usage.
- One device at a time: logging in somewhere else signs you out here. Just log in again.
- New location: if you sign in from far from where you usually do, for example from outside Puerto Rico, we email you a link to approve it first.
