What's in a property's window?
- Photo, Aerial and Street View of the property.
- Its recorded history: sales, mortgages and ownership changes.
- Comparable sales: the same block first, then the same development, from the last 6 months and, if there are not enough, the last 12.
- A value estimate, only when there are enough nearby sales for it to be reliable. Otherwise you see the sales without an estimate.
- The tax value and the owners on record.
Opening a property counts toward your usage limit. Opening it again within 7 days is free.
At the top
The address, or the development when there is no address, with the town, the catastro number and, when we know it, the finca number. Save adds the property to your Pipeline.
Beside the picture you see the Estimated value, the Last sale, the Tax value with its land and its structure, the size of the lot and the Development.
The pictures
Photo shows the house from the street, Aerial shows it from above with its lot outlined, and Street View lets you look around. Tap the picture to see it big. Investor gets sharper satellite imagery.
The owner
The owner on the tax roll, and their mailing address when it is somewhere else, which often means the owner doesn't live there. Under it, the owners in the recorded history and since when.
Chips point out what an investor looks for, like a lawsuit filed, a court sale, a foreclosure, an inheritance or a lien on record.
Land and zoning
The flood zone, the zoning, landslide and liquefaction risk, the tsunami zone, coastal erosion, permit cases nearby and the area's income. If the government inspected the home for damage after a disaster, the inspection shows here too.
Recorded history
The filings on the property, newest first, like sales with their price, mortgages, inheritances, lawsuits and liens. When the tax roll has a newer sale that is not recorded yet, it sits on top marked Not recorded yet.
When we can't confirm which finca is this property but one is very likely, its filings show under Probable match.
Comparable sales
The closest sales come first. The same block, then the same development or neighborhood, then half a mile, a mile and the town, from the last 6 months and then the last 12. Only properties with a similar building value on the tax roll count.
Tap a sale to open it. The map outlines your property and that sale in two colors, and Back takes you to your property.
If the property sold before, you also see that sale and how prices in its town moved since.
The Estimated value comes only from the closest sales. It shows as a range, with how many recorded sales it comes from and how far estimates like it are typically off. It is not an appraisal.
