Flood zones and zoning in Puerto Rico

In Flipeo PR you open a property and see whether it is in a flood zone, its zoning and other facts about its land, like landslide risk and permit cases nearby. On the map, Map layers turns on the flood zones.

What a property's window shows

The Land and zoning part puts together what people ask most before buying a lot or a house.

  • The flood zone from the official flood maps, and the advisory flood zone drawn after Hurricane María.
  • The zoning, and whether the lot is in a historic zone or a protected karst area.
  • Landslide risk, liquefaction risk, the tsunami zone and coastal erosion.
  • Permit cases near the property in the last 12 months.
  • The area's income.

Flood zones on the map

In Map View, Map layers turns on the flood zones. Both flood maps are joined in one, and where they overlap the map shows the higher level.

The colors tell the risk, from coastal with waves to high risk (1% a year) and moderate (0.2% a year).

Before you buy

A flood zone can raise the cost of insurance and change what can be built. The zoning tells what uses the land allows.

These facts come from public maps and can be out of date. For an important decision, confirm them with a surveyor, an engineer or the permits office.
